Prior to our visit we will research our database of local properties and recent sales of properties comparable with yours. This will assist us in obtaining a valuation that we believe will obtain the best possible price for you and allow the property to be placed on the market at a competitive price that will be attractive to potential purchasers. We must mention that this suggested valuation figure will be arrived at without the benefit of a structural survey or any knowledge of potentially onerous restrictions upon Legal Title; moreover, it is given to you for your own purposes on the understanding that we cannot accept liability to any third party. In order to obtain our best rates, we may require any instruction to market a property in an attempt to find a buyer to be on the basis that the vendor will instruct a conveyancer we refer to them at the point of an agreed sale (which would also be on a no sale no fee basis). This may not be mandatory but may result in a higher fee payable to Evolve estate agents Ltd. should the vendor choose not to use a conveyancer referred to by Evolve estate agents Ltd.
